SAP Calculations
SAP stands for ‘Standard Assessment Procedure’ and is the government’s method for calculating the energy performance of dwellings. SAP Calculations are a Building Regulations requirement for all new residential developments, conversions and some extensions.
We offer a professional service to prepare your SAP Assessments and EPC reports for your new build home(s) that is fully approved by UK Building Control departments.
SAP Calculations are required by Part L (England & Wales), Section 6 (Scotland), Part F1 (Northern Ireland) of building regulation standards. SAP calculations are necessary for residential properties. These documents are concerned with energy efficiency of homes, the conservation of fuel and power. In England, your SAP calculations measure two elements; the Dwelling Emission Rate (DER) and Dwelling Fabric Energy Efficiency (DFEE).
The purpose of SAP Calculations is to provide accurate and reliable assessments of dwelling energy performances, these calculations are needed to support UK energy and environmental policy initiatives. At Healthy Abode we will guide you through the complete SAP process. There are essentially two stages:
As Designed Stage
Upon receipt of construction drawings and specification we will provide you with all of the relevant SAP documentation to be submitted to Building Control as part of your Building Regulations application.
If it’s a new dwelling you are also likely to need Water Efficiency Calculations and Overheating calculations.
We recommend you commission your SAP calculations for new builds at design stage. Therefore, should your building be failing to meet requirements, our team can advise you on how to improve. This is far easier and cheaper at design stage, when the scope of possible changes is more flexible.
The primary purpose of these calculations is to produce the EPC. This process involves inputting the following data into the SAP Calculations software:
As Built Stage
Secondly, once the dwelling has been built and the construction methods and specification are confirmed, we can then produce a finalised As Built SAP. This will enable the EPC to be generated.
Energy Performance Certificate
The EPC is required for your completion certificate. Most importantly, the SAP document is necessary to produce the dwellings Energy Performance Certificate (EPC). This is part of the government’s plan to reduce carbon emissions and tackle fuel poverty. It is important to note that it is against the law to rent or sell a dwelling without an EPC.
